Alex Steffan | Steffan Harries Town Planning

With more than 2,500 subdivision approvals to his name, Alex has extensive experience helping property owners, developers and investors understand what is possible on a site — and just as importantly, what hidden issues may turn a promising deal into a costly mistake.

Alex’s session will provide a practical crash course in subdivision and site assessment, including:

  • who you need on your project team
  • what to understand before purchasing or developing a site
  • how to quickly assess a site’s true development potential
  • how planning constraints can impact feasibility
  • how to identify opportunities that others may overlook

A key part of the session will focus on structure plans — what they are, why they matter, and how they can influence future development potential. For investors and developers, understanding structure plans can be critical when assessing emerging growth areas or identifying sites with longer-term upside.

To bring the discussion into a real-world context, Alex will also walk through practical case studies, ranging from simple 1-into-2 subdivisions through to larger 1-into-20 subdivision projects. These examples will help attendees understand how different subdivision opportunities are identified, assessed and progressed through the planning process. We also have a great subdivision guideline that can help you determine the cost of a subdivision project. Download that here.

Also Presenting

The event will also feature Paul Bensley from Real Deal, who will unpack a real 1-into-3 rooming house development in Zillmere and explain how rooming house projects can be assessed, approved, funded and structured for consistent cashflow.

Jan Hogarth from PlaceMate Architects will also be presenting on the value of thoughtful design, particularly when renovating, extending or unlocking the potential of Queenslander homes. Her session will explore how the right architectural guidance can help avoid costly design missteps and create homes that function well in everyday life.

Why This Matters

Whether you are starting out in property development or looking to scale into more complex projects, the ability to properly assess a site before committing is essential. Subdivision opportunities can offer strong potential, but they also require careful planning, due diligence and an understanding of the relevant planning controls.

Alex’s presentation is designed to give attendees a clearer framework for assessing sites, identifying risks early and approaching subdivision projects with greater confidence.
