The development application process can be a confusing one. Here’s a little bit more information about the customer journey with Steffan Harries so you know what to expect!

Our submission process:

Town planning enquiry

You give us an address and an idea of what you’re hoping to achieve and we’ll have a quick look and chat with you about the feasibility of your project. This is done within 24-48 hours. We want to make sure it’s worthwhile for you to engage our services!

Sign our proposal

If we can’t find a way to avoid approval for you, we’ll send you a fee proposal which will outline the fees and timeframes associated with your application.

To get started quickly, we have a simple online engagement form that includes our T&Cs so you we can get started as quickly as possible.

Pay your deposit

Your fee proposal will outline how much we require as a deposit for us to begin. This is generally 60% but could be as low as 25% or as much as 100% depending on the scale of the project. 

Our payment details will be provided soon after you fill out our online engagement form via an invoice from our team in an email.

Town planner assigned

Our team will review the proposal in our weekly Monday morning team meeting. We’ll then assign your application to the most suitable town planner with experience in similar projects. We like to keep you with the same planner you might have worked with in the past, however, sometimes another person might be more available and better suited. We want to give you the best chances of success!

Town planner will contact you

Your town planner will get in touch within 5 business days of you engaging us. Sometimes we’ll request more information or documents, quotes for additional work, or advise you on a time estimate for lodgement. Feel free to reach out to us if you have any questions (email is best!).

We lodge your application
to Council

It usually takes 3-5 business days to get an initial response from Council which may include a invoice from them for payment of the Council fee.

Once you’ve paid the Council fee, we can start on the legislative timeframes. If you haven’t already paid for our fees in full, this is where you will generally get another invoice from us for the remainder of the amount we quoted you.

Decision notice issued

Finally, once we’ve gone through our negotiations with Council, we’ll send you a decision notice. At this stage, you can move onto your building approval or operational works dependant on what kind of application you have.

Out of scope!

Just as a quick reminder: Due to the nature of applications and Council negotiations, unexpected issues sometimes arise. These are out of our control and take additional time, therefore attract fees out-of-scope of our initial fee proposal. As per our Terms of Engagement, you have already received, these are charged at an hourly rate and are invoiced either at the time of key milestones, or monthly.

Always taking on new challenges to gain approval for developments for our clients. Whether that be a small carport extension, a commercial/industrial development or large subdivision. I’m also working on innovative solutions for urban planning with data-driven automation and GIS mapping systems. Born in Brisbane, Australia, I graduated from Griffith University in 2008 with a Bachelor of Urban and Environmental Planning. Upon graduating, I surprised my peers by starting my own private consulting town planning business. With a drive to succeed, Steffan Town Planning (STP) has since become one of the go-to town planning consultancies in Queensland and is now in its 15th year of operation. Through that time, I have taken part in over 2500 approvals and am an advocate for achieving good planning outcomes for both my clients and the community. I also developed the world’s first interactive town planning application, PropertEASE; I provide ongoing education and training to the town planning community via the Urban and Regional Planning Education Centre (URPEC); and am working on revolutionary strategic planning tools that use interactive maps and data to best plan urban environments.​

Our business was started back in 2008 by Alexander Steffan. Since then, Mike Harries has come on as one of the Managing Directors and plays a vital role in the business. With a combined experience of +35 years, together, there is almost not a planning situation they have not been involved with!
