Estimate Your Subdivision Costs in Under Five Minutes

Introducing our free interactive subdivision cost estimator — built for property owners, investors, and developers across South East Queensland.

The question we get asked more than any other

“How much is this going to cost me?”

It’s the first thing almost every prospective client wants to know when they call us about subdividing their property. And it’s a fair question — before you commit to engaging a town planner, surveyor, civil engineer, and a small army of other consultants, you’d reasonably like to know whether the numbers stack up.

The trouble is, it’s also one of the hardest questions to answer in a single phone call. Subdivision costs in Brisbane and across South East Queensland vary enormously depending on your site, your block’s slope, your services connections, council requirements, and a dozen other factors that aren’t visible from the street.

So we built a tool that does the work for you.

A free, interactive cost estimator for your subdivision

Our Subdivision Cost Estimator walks you through the three major cost categories — application costs, design and construction, and plan sealing — and lets you build a tailored estimate for your specific project. You move sliders, type in numbers, and watch a live construction plan of your site update as you go.

By the time you reach the end, you’ll have a downloadable PDF estimate showing exactly what each line item contributes to your total — broken out the way a real subdivision quote would be.

The whole thing takes about five minutes.

Why subdivision costs are so confusing

Most online cost guides give you a single number — “expect to pay around $200,000 to subdivide” — and leave it at that. The problem is that single number is almost never accurate for any specific site, because subdivision costs are driven by a long list of variables that compound:

Application costs are relatively predictable — town planner fees, surveyor fees, council lodgement charges, and concept-level civil engineering. For most 1-into-2 subdivisions, this stage lands somewhere between $11,000 and $23,000. Specialist consultants (flood engineers, bushfire assessors, ecologists, traffic engineers) can add significantly more depending on your site’s overlays.

Design and construction is where the range explodes. Earthworks alone can range from $5,000 on a flat block to $50,000 on a steep one. Stormwater connections cost $9,000 if there’s a kerb at your frontage, or $50,000 if you need inter-allotment drainage easements through a neighbour’s property. Sewer connections, water services, driveways, electrical — every one of these has a similar story. Your physical site dictates the costs, not the council’s price list.

Plan sealing brings infrastructure charges into play. Council charges roughly $34,000 per additional lot in most parts of Brisbane, plus surveyor sealing fees, solicitor costs, and titles office charges. Credits may apply if you’re demolishing existing development — another factor that’s hard to capture in a generic estimate.

Add it all up, and a typical 1-into-2 subdivision in Brisbane sits somewhere between $108,000 and $385,000 in total project cost. The difference between those two numbers — nearly $280,000 — is entirely about your site’s specifics.

That’s the problem our tool is built to solve. Give it a try!

How the tool works

When you open the estimator, you’ll move through five steps:

Your details — name, email, project name, and property address. We use this to personalise your PDF estimate.

Application costs — the planning, surveying, and council fees needed to lodge your development application. You can also add any specialist consultants your site might need.

Design and construction — the big one. Fourteen individual cost categories, each with a slider, a typical range, and a short explanation of what drives the price up or down.

Plan sealing — final fees, infrastructure charges, and titles office costs.

Summary — review everything, then download your PDF estimate.

Throughout the process, a live construction plan on the right of your screen updates as you adjust costs. Trees disappear as you increase tree clearing. Retaining walls appear when earthworks gets serious. Service connections fade in as you account for them. It’s not just a calculator — it’s a way to actually see what your project involves.

Try it for yourself

The tool is free to use, no signup required, and produces a PDF you can save, share with your accountant, or send to your bank when discussing finance.

A note on the numbers: these are ballpark estimates based on typical 1-into-2 subdivisions in the greater Brisbane area. Actual costs depend on your specific site, council requirements, and project complexity, and figures exclude GST, stamp duty, agent fees, and income tax. The tool will get you a defensible starting figure — but for a binding quote, you’ll want to talk to us directly.

And if the estimator tells you your project costs more (or less) than you expected, that’s exactly the conversation we’d like to have. Get in touch when you’re ready.

  1. Subdividing a property can be a great investment, but the costs can vary significantly depending on permits, surveying, infrastructure, and local council requirements. Getting an accurate cost estimate early helps avoid unexpected expenses and makes the entire development process much smoother.
